What is DeshTek Connect?

DeshTek Connect is a buyer-intent commercial real estate (CRE) marketplace for the US market. Investors post what they want to buy, and license-verified CRE brokers pitch matching deals directly. Each pitch is ranked High, Medium or Low by how well it fits the investor's criteria.

Who is DeshTek Connect for?

Two groups: CRE buyers — individual investors and principals, family offices and institutional investors — and licensed commercial real estate brokers and capital markets advisors who want to reach buyers with active, stated demand.

How is a buyer-intent marketplace different from a listing site?

On a listing site, sellers and brokers publish properties and buyers search. On DeshTek Connect it works the other way around: buyers publish what they want — asset class, geography, budget and timeline — and verified brokers come to them with deals that match.

Who is behind DeshTek Connect?

DeshTek Connect is built by DeshTek Technologies (OPC) Pvt. Ltd., Bangalore, founded by Rahul Singh, who has more than 17 years of experience in US commercial real estate and CMBS markets. DeshTek has been building CRE ownership datasets since 2017.

Which property types are covered?

Commercial real estate asset classes including multifamily, office, industrial, flex / light industrial, retail, net lease, hospitality, mixed use and land.

Which markets does DeshTek Connect cover?

DeshTek Connect is focused on US commercial real estate and covers more than 50 US markets. Brokers set the states they actively work in, and that geographic focus drives how their pitches are matched and ranked.

Is DeshTek Connect a real estate brokerage?

No. DeshTek Connect is a technology platform that facilitates introductions between investors and brokers. It is not a licensed real estate broker, agent or investment advisor, and it does not endorse any broker, investor, property or transaction.

FOR INVESTORS

How do I find a commercial real estate broker for a specific deal?

Create a free account and post your buying criteria. Verified brokers whose geography and asset-class focus match your criteria can then pitch you directly, and each pitch is ranked so you can see the best fits first.

What goes into my buying criteria?

The asset class you want, your target geography, your budget range and your timeline. You can post several sets of criteria at the same time.

Can I post my buying criteria anonymously?

Yes. You choose whether brokers see your name, and anonymity is always your option. When you post anonymously, your name and contact details are not shown to brokers.

When do brokers see who I am?

Only when you decide. If you post anonymously, your identity is shared only after you accept a pitch and choose to share your details. Your personal details are never shared without your explicit consent.

How are broker pitches ranked?

Every pitch is scored High, Medium or Low based on how closely the broker's geographic focus and asset-class specialties match your criteria, so the most relevant brokers rise to the top.

Will brokers cold call or email me?

No. Brokers can only reach investors through the platform, and communication stays inside DeshTek Connect. Brokers also agree not to contact introduced investors outside the platform or share their details with third parties.

Do I have to accept a pitch?

No. You review pitches at your own pace and accept only the ones you want. Declining a pitch costs nothing.

What happens after I accept a pitch?

You are connected with that broker to take the deal forward. If the deal closes, you report it through the platform within 30 days.

FOR BROKERS

How are brokers verified?

Brokers submit their license number, licensing state and brokerage details. The DeshTek team checks them manually against publicly available state licensing registries, typically within 24 hours. Only verified brokers can pitch investors.

Do I need my license details to sign up?

No. You can create a broker account without them and add your license from your profile later. Until you are verified you see a blurred preview of investor demand; full access unlocks once verification is complete.

What do brokers see on DeshTek Connect?

Verified brokers get a demand feed of active investor buying criteria, ranked by their match score, with filters by state and asset class.

How is my match score calculated?

From the geographic focus and asset-class specialties you set in your profile, compared against each investor's criteria. Keeping your focus areas accurate is the best way to rank High.

Can brokers see investor identities?

Only when the investor has chosen not to post anonymously. Anonymous investors are revealed only if they accept your pitch and choose to share their details.

What happens if my verification is rejected?

You are notified with the reason. You can correct your license details from your profile and resubmit them for verification.

Can I have a public broker profile?

Yes. Brokers can turn on a public profile page with their bio, experience and active listings, at a shareable URL they can send to clients.

PRICING AND FEES

Is it free to join?

Yes. There is no fee for creating an account, posting buying criteria or pitching.

Is there a subscription fee for brokers?

Not currently. During early access, brokers can join, get verified and pitch investors without paying a subscription. Apart from optional paid listing promotion, the only fee is the broker's half of the success fee on deals that close.

How much does DeshTek Connect charge?

A nominal success fee of 0.25% to 0.50% of the transaction value, charged only when a deal closes between parties introduced through the platform and split 50/50 between the investor and the broker. Any rate change comes with 30 days' notice.

Who pays the success fee — the investor or the broker?

Both, equally. The success fee is split 50/50 between the investor and the broker on a deal that closes through the platform.

When is the success fee paid?

Only when a deal actually closes. Both sides report the closed deal through the platform — investors within 30 days — and the applicable fee is paid then. Nothing is charged for deals that do not close.

Can I close a deal with an introduced broker or investor outside the platform?

No. Under the Terms of Service, investors and brokers agree not to bypass the platform or its fees by contacting parties they were introduced to outside DeshTek Connect.

TRUST, PRIVACY AND DATA

How is my data protected?

Data is stored on Supabase-managed PostgreSQL infrastructure on AWS, encrypted at rest and in transit, with row-level security policies restricting who can access each record.

Does DeshTek Connect sell my data?

No. DeshTek Connect does not sell personal information to third parties or use it for advertising.

How do I access or delete my data?

Email info@godeshtek.com to access, correct or delete your personal data; requests are answered within 10 business days. Personal data from closed accounts is deleted within 30 days, while transaction records may be kept for up to 7 years for compliance.
