Terms of Service

By creating an account on DeshTek Connect, you agree to be bound by these Terms of Service. These terms apply to all users — investors, brokers, and administrators.

DeshTek Connect is a buyer-intent commercial real estate marketplace connecting investors who post buying criteria with verified, licensed brokers. Operated by DeshTek Technologies (OPC) Pvt. Ltd., Bangalore, India.

As an investor, you agree to:

• Provide accurate information about your buying intent and financial capacity.
• Not post criteria with no genuine intent to transact.
• Report closed deals through the platform within 30 days.
• Pay the applicable success fee on deals closed with introduced brokers.
• Not circumvent fees by contacting introduced brokers outside the platform.

As a broker, you agree to:

• Provide accurate license information and submit to verification.
• Maintain an active, valid real estate license for states in which you operate.
• Not contact investors outside the platform once introduced.
• Not share investor contact details or criteria with third parties.
• Report closed deals and pay the applicable success fee.

A nominal success fee is charged when a deal closes between parties introduced through the platform — 0.25% to 0.50% of transaction value, split as specified at onboarding. Rates subject to change with 30 days notice. No fee for posting, pitching, or account creation.

Broker accounts are subject to manual license verification before demand feed access. We reserve the right to reject or revoke access at any time for verification failure or terms violations.

DeshTek Connect is a technology platform facilitating introductions. We are not a licensed real estate broker, agent, or investment advisor, and do not endorse any broker, investor, property, or transaction.

These terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of courts in Bangalore, Karnataka, India.
